SUMMARY OF RESPONSIBILITIES

The Senior Director, Construction oversees all aspects of the property turnover and renovation production cycle, ensuring regional teams meet or exceed standards and expectations related to quality, budget, and schedule.

ESSENTIAL DUTIES

  • Oversee all initial renovations and turnover operations across the region and support goals of the company.
  • Monitor upcoming property acquisitions and turnover project pipeline and delivery schedule to coordinate efforts across functional groups in the regions.
  • Manage the centralized process of review and acceptance of all turns and initial renovation budgets prepared by the regional construction teams. Review change orders to ensure consistency of pricing and necessity of work.
  • Maintain and improve cost control measures including the company’s standardized bid

template, itemized unit pricing, and vendor agreements.

  • Develop and maintain the vendor pool needed to support construction operations in the region.
  • Work with the Vice President of Construction to develop, pilot, and implement new initiatives in initial renovations and turnover operations.
  • Implement quality control measures in the initial renovations and turnover process to ensure the functional quality of the homes prior to resident move in.
  • Oversee the use of operational software resources and reports to ensure best practices and data integrity. Conduct periodic field and data audits to ensure initial renovation and turnover projects are performed to standard.
  • Liaise with directors and senior managers across the region to develop proactive teams that effectively adapt to growth and changes, and work in a collaborative environment.
  • Support the regional teams by providing functional expertise to source new talent that add value to the

organization. Uphold and emphasize the company’s standard for ethical behavior.

  • Pull and analyze data from FirstKey Homes databases to identify strengths and weaknesses of the renovation and turnover production pipeline. Use results to forecast any adjustments and influence change for efficiency.
  • Ensure collaboration within the regional teams needed to meet and/or exceed all national goals related to renovation and turnover projects.
  • Coach, train, build consensus, anticipate roadblocks, and motivate regional teams in all facets of efficient initial renovations and turnover operations. Train regional field teams to ensure budgets are consistent with the quality and pricing standards for the market.

EDUCATION AND EXPERIENCE REQUIREMENTS

  • Construction management background
  • Strong knowledge of construction practices and sequencing
  • Experience pulling permits and dealing with building officials
  • Ability to prepare/approve scopes of work, construction schedules and cost estimates
  • Extensive residential construction or renovation experience
  • Ability to identify and solve problems
  • Competent and comfortable with technology
  • Advanced communications, presentation, and negotiation skills

WORKING CONDITIONS

  • Indoor and outdoor work in all types of weather conditions.
  • May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 50 lbs.
  • Must travel throughout applicable markets.

REQUIRED EDUCATION AND EXPERIENCE

  • High School Diploma or equivalent
  • Minimum 8 years’ experience in a construction management or similar role
  • High proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook)
  • Experience using mobile construction technologies (Yardi, FotoNotes, RenoWalk or similar software)
  • Experience with building permits and dealing with building officials
  • Knowledge of construction practices and project sequencing
  • Experience preparing/approving scopes of work, construction schedules and cost estimates
  • Experience managing multiple direct reports and interfacing with senior management

PREFERRED EDUCATION AND EXPERIENCE

  • Bachelor’s degree in construction management, architecture, engineering or related field
  • Experience in residential construction or renovation a plus
  • Experience managing multiple projects across multiple states
  • Experience working in a fast paced, high-growth company

REQUIRED KNOWLEDGE

  • Building and Construction— Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures such as highways and roads.
  • Design — Knowledge of design techniques, tools, and principles involved in production of precision technical plans, blueprints, drawings, and models.
  • Engineering and Technology— Knowledge of the practical application of engineering science and technology. This includes applying principles, techniques, procedures, and equipment to the design and production of various goods and services.
  • Administration and Management— Knowledge of business and management principles involved in strategic planning, resource allocation, human resources modeling, leadership technique, production methods, and coordination of people and resources.
  • Public Safety and Security — Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property,
