Job Description Maintenance Technician

Summary: The Service Technician shall implement and execute the maintenance service program as instituted by Ferebee Properties. The Service Technician’s primary duties fall into three categories: 1.)Meet the maintenance and customer service needs of the property in accordance with company policy and standards, 2.) Support the property in meeting and exceeding its’ financial goals in accordance with company policy and standards, 3.) Contribute to building a successful operating team in accordance with company policy and standards.

Essential Duties and Responsibilities include the following in addition to those of the Groundskeeper and Housekeeper. Other duties may be assigned.

Meet the Maintenance and Customer Service Needs of the Property in Accordance with Company Policy and Standards

  • Accurately diagnose problems and make repairs when responding to all service requests assigned.
  • Respond to service requests in a timely and professional manner, treating all residents with courtesy and respect.
  • Leave legible and signed notes in any occupied apartment entered regarding the reason for entering and the result of work performed.
  • Inform Assistant Community Manager or Community Manager of any customer service concerns.
  • Inform Assistant Community Manager or Community Manager of any chronic service request problems.
  • Provide on-call service when scheduled, and perform emergency maintenance work when required.
  • Perform daily debris pick up and grounds or building maintenance in areas assigned.
  • Maintain pools and pool areas in accordance with local and state standards as assigned.
  • Perform the maintenance needed to turn an apartment timely and efficiently for move-in. Complete work according to Ferebee Properties standards.
  • Perform all weekly, monthly, quarterly or annual maintenance assignments or preventive maintenance projects.
  • Assist in the accurate maintenance of pool and HVAC logs.
  • Maintain a working understanding of community policies in order to assist customers and enforce policies when needed.
  • Ensure excellent customer service, promoting a quality living experience for all residents.
  • Understand and observe all Fair Housing rules and regulations, in both letter and spirit. Treat all customers with courtesy and respect.

Support the Property in Meeting and Exceeding Its’ Financial Goals in Accordance with Company Policy and Standards

  • Assist the Assistant Community Manager or Community Manager with parts inventory.
  • Assist with the purchase of maintenance supplies while staying within the planned budget.
  • Communicate any cost or time-saving recommendations to Assistant Community Manager or Community Manager.
  • Assist the Assistant Community Manager or Community Manager in supervising any outside contractors by communicating performance concerns.

Contribute to Building a Successful Operating Team in Accordance with Company Policy and Standards

  • Participate in company-provided training.
  • Comply with all Ferebee Properties standards and applicable health and safety rules and regulations as well as applicable state, and federal laws.
  • Assist in inspecting buildings and grounds to ensure safety and cleanliness, alert the Maintenance Supervisor, Assistant Community Manager or Community Manager to items that are in need of repair.
  • Complete any required paperwork in a timely and accurate manner.
  • Support and maintain a positive attitude.
  • Inform supervisor if unable to complete work assigned or unable to be at work when scheduled.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Education and/or Experience

High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience and other certifications/licenses as required by local jurisdictions. The national Certified Pool Operator (CPO) certification as well as CFC Certification are required– Type I and Type II, and must be obtained within 6 months of being hired. Some service associates may be required to also obtain the 410A certification. Must obtain the Certificate for Apartment Maintenance Technicians (CAMT) within 2 years of hire date.

Language Skills- English

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Mathematical Skills

Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement,

volume, and distance.

Reasoning Ability

Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

The employee is occasionally exposed to wet and/or humid conditions and high, precarious places. The noise level in the work environment is usually moderate.

Technology Skills

To perform this job successfully, an individual should have basic computer skills, be knowledgeable about web browsing, basic data entry, using email to communicate and be comfortable with using the computer in the scheduling and managing day to day duties. Ability to use general office equipment such as telephone, fax machine, printer and copier.

Other Qualifications

Must be able and available to work outside of normal business hours. A valid Driver’s License is required.
