Job Description Maintenance Technician
Summary: The Service Technician shall implement and execute the maintenance service program as instituted by Ferebee Properties. The Service Technician’s primary duties fall into three categories: 1.)Meet the maintenance and customer service needs of the property in accordance with company policy and standards, 2.) Support the property in meeting and exceeding its’ financial goals in accordance with company policy and standards, 3.) Contribute to building a successful operating team in accordance with company policy and standards.
Essential Duties and Responsibilities include the following in addition to those of the Groundskeeper and Housekeeper. Other duties may be assigned.

Qualifications

Education and/or Experience
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience and other certifications/licenses as required by local jurisdictions. The national Certified Pool Operator (CPO) certification as well as CFC Certification are required– Type I and Type II, and must be obtained within 6 months of being hired. Some service associates may be required to also obtain the 410A certification. Must obtain the Certificate for Apartment Maintenance Technicians (CAMT) within 2 years of hire date.
Language Skills- English
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
Mathematical Skills
Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement,
volume, and distance.
Reasoning Ability
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

While performing the duties of this Job, the employee is regularly exposed to moving mechanical parts. The employee is frequently exposed to fumes or airborne particles; toxic or caustic chemicals; outside weather conditions and risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions and high, precarious places. The noise level in the work environment is usually moderate.
Technology Skills
To perform this job successfully, an individual should have basic computer skills, be knowledgeable about web browsing, basic data entry, using email to communicate and be comfortable with using the computer in the scheduling and managing day to day duties. Ability to use general office equipment such as telephone, fax machine, printer and copier.
Other Qualifications
Must be able and available to work outside of normal business hours. A valid Driver’s License is required.
