POSITION SUMMARY:

The Construction Supervisor coordinates projects by planning, organizing, and controlling each project, completing quality inspections, and supervising sub-contractors and staff. This position also works closely with the Owners.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Primary Functions:

  1. Redline construction documents as the job progresses (additions or corrections)
  2. Approve shop drawings as required, correct as needed
  3. Install and maintain security camera operation (supplied by Randy)
  4. Install construction signage
  5. Enforce BlackWing Elite Builders No Smoking & shirt must be worn at all times policies
  6. Order and schedule services for the portable toilets and dumpsters on site
  7. Fill out required paperwork (daily logs, equipment log, if applicable, and 2-week schedule log)
    1. Email 2-week schedule log to Alisa at arott@blackwingbuilders.com each Monday morning for distribution
  8. Scheduling of the subcontractors and suppliers as needed.
  9. Make and install all draft-stop doors and hardware.
  10. Be on job site for any questions on prints.
  11. Verify all ground rods for electrical and gas per blueprint prior to walls poured
  12. Call utilities to give information & schedule for service / meet with electrical and gas companies for meter locations and installation / make sure utility companies have what they need in telecom rms. & riser rms., lawn sprinkler, data telephone, internet, electrical equipment
  13. Monitor all temp heating during construction
  14. Monitor site personnel for OSHA compliance, correct any safety concerns immediately
  15. Verify rough-in openings for doors & windows
  16. Cleaning as required
    1. Sweep all units after rough-ins are complete
    2. Have floors broom cleaned for Gyp Crete
    3. Keep site neat and clean - make sure all subs are cleaning up their garbage daily, or last day of work week / make sure jobsite inside and outside is picked up and all garbage is in the dumpster
    4. Picking up neighboring site debris as needed
    5. Clearing the street of mud as needed
  17. Erosion Control maintenance as needed
  18. Interior Caulking: (may be done by Painter or Trim Carpenter)
    1. Caulk of windows and sills (White)
    2. Caulking of bathtubs after paint (white)
    3. Caulking of countertops with (clear)
  19. Verify with electrician on location and types of fixtures
  20. Install deadbolts and levers on unit doors (entry)
  21. Install apartment numbers on unit doors
  22. Install mailboxes and rent drop boxes
  23. Playground Equipment:
    1. Level mulch after play equipment installation
    2. Fasten bike racks
    3. Fasten picnic tables
    4. Install park benches
  24. Install fire extinguisher cabinets
  25. Unload delivery trucks as needed (lumber, windows, bath accessories, cabinetry and countertops) and place inside building.
  26. Install temporary fence as needed.
  27. Foam insulate entry unit frames
  28. Order and replace damaged doors or windows as needed
  29. Enter all unit appliance model and serial numbers onto appliance log prior to unit turnover
  30. Prepare building for punch list
  31. Remedy punch list items with appropriate subcontractors
  32. Install Hollow Metal doors
  33. Accomplishes construction human resource objectives by orienting, training, assigning, scheduling, coaching, and counseling employees.
  34. Clearly communicates job expectations while planning and monitoring job progress.
  35. Provides input to owners on subcontractor contributions to project including safety evaluations.
  36. Adheres to all company policies and procedures as defined in the Employee Handbook.
  37. Monitors and meets construction budgets by monitoring project expenditures. If necessary, implement corrective action plan to get back on budget.
  38. Conduct daily inspections of job site and equipment to ensure safety standards are met
  39. Present routine safety materials to subcontractors and staff.
  40. Prevent fines and interruptions by complying with, and enforcing, building codes and OSHA Regulations.
  41. Maintain safe and secure work environment by following and enforcing all OSHA Safety Rules and Regulations with all subcontractors and staff.
  42. Provide recommendations on improvements to increase safety and efficiency amongst team.

Administrative:

  1. Ensure that all company policies and procedures are adhered to.
  2. Complete Safety logs daily, documenting specific details including if corrective action was necessary.
  3. Coordinate and communicate on a regular basis with owner to advise of any anticipated problems so corrective action can be taken on a proactive basis.
  4. Ensure the confidentiality of all company records and documents.
  5. Promote and maintain a positive work environment that shows concern and respect for all employees, vendors, and customers while providing excellent customer service to internal and external customers.
  6. Stay current with industry changes and innovations which may affect the operations or client expectations of BlackWing Elite Builders, LLC.
  7. Take any reasonable action necessary, within your authority, to carry out the responsibilities of the position in a manner that is ethical and conforms to sound business practices.
  8. Maintain and demonstrate professional and technical knowledge by attending seminars, educational workshop training sessions, reviewing professional publications, establishing personal networks, participating in professional societies, becoming involved in community events, and always representing the company in a positive professional manner.
  9. Performs other duties as assigned.

KNOWLEDGE, SKILLS, & ABILITIES

  • Extensive knowledge of building codes and OSHA regulations specific to the construction industry.
  • Proven ability of people management, organizational, and planning capabilities.
  • Must have the ability perform a variety of tasks simultaneously in an accurate and timely manner.
  • Proven ability to deal with the stresses of meeting deadlines and company goals.
  • Considerable skill in problem solving, conflict resolution, and dealing with confidential information/situations.

QUALIFICATIONS

  • Associate degree in construction management. Bachelor’s degree preferred.
  • A minimum of three years’ experience in the construction industry.
  • Experience as a Construction Supervisor is preferred.
