Pay: $20.00 per hour based on experience/certifications, and possibility of early raises for good performance during probationary period

A day in the life of a maintenance technician will always be varied, but the one common fact is that you will be critical to every aspect of property operations & resident relations. The general responsibilities will involve maintaining, diagnosing, and repairing property equipment, responding to apartment service calls, turnover and/or light renovations of vacated units, and maintaining general property cleanliness

Repair & Maintenance Responsibilities:

• Basic Electrical
• Basic Plumbing
• A/C and heating systems
• Drywall repairs
• Appliances
• Stairs, gates, fences, patios, railings.
• Tile, carpet, flooring
• Interior/exterior lights
• Ceiling fans
• Gas fixtures and appliances
• Shutters, doors, cabinets, windows, and sliding glass doors
• Door locks, P.O. boxes and locks
• Ceiling leaks
• Minor roof repairs

Unit Turnover Responsibilities:

• These properties do renovations in house & simple turns in-house

· Identification of major and minor items requiring repair before re-rental

· Ordering repair supplies and scheduling/coordinating with vendors for outsourced work

· General repair/touch up of

• Flooring
• Drywall
• Molding
• Paint
• Cabinets
• Fixtures (plumbing & lighting)
• Cleaning and trash haul out of vacated units

Recurring Expectations:

• Rotate as the “on call” technician to deal with emergency maintenance requests
• Receive and respond to tenant requests in a timely and professional manner
• Complete service requests within 24 hours and turnovers within 1-5 days (depending on condition)
• After hours and weekend calls will be paid as overtime

Our Maintenance Technician:

• Must have Reliable transportation.
• Must have a valid Driver’s License.
• Must have a H.S. Diploma or GED
• May have a working knowledge of Heating/Air, Electrical and Plumbing
• Increased base pay will be considered for those holding and maintenance-related certifications
