CORE ELECTRIC is Hiring a FACILITIES AND SECURITY MANAGER Near Sedalia, CO

SALARY : $100,984 - $134,576

The Facilities & Security Manager is responsible for planning, coordinating, supervising,
and monitoring/reporting the execution of all Facilities-related activities to include
janitorial activities, facility and security systems maintenance and repair, regulatory
compliance, budgeting, material purchases, construction oversight and the compilation
of Facilities & Security-related data analytics.

The Facilities & Security Manager will coordinate the warranty, repair, preventative
maintenance, minor construction and janitorial activities for a team of CORE custodial
and security staff across multiple district facilities as well with multiple third-party service
providers in alignment with Facilities policies and procedures. This position will
collaborate with CORE leadership to understand, prioritize and schedule maintenance
and repair efforts to maximize comfort, safety and efficiency of the built environments
and minimize impact to business activities. The Facilities & Security Manager will
participate in the annual budgeting process collaborating with operational leadership to
forecast staff and business growth needs and combining that with Facilities
maintenance and construction projections.

The Facilities & Security Manager reports directly to the Director of Fleet and Facilities
and is a key member of the Fleet and Facilities leadership team. In this capacity, this
role will be expected to monitor, document, analyze and report on Facilities
performance as well as identify opportunities to improve Facilities operations and
financial efficiencies. The Facilities & Security Manager will be responsible for the
leadership of the Facilities department, which includes individual and team performance
management, and daily operational responsibilities to manage and oversee direct
reports.

Experience/Education:
• Bachelor's degree in Facilities Management, business or related field or Certified
Facility Manager (CFM) with 10 or more years of practical equivalent experience
or an equivalent combination of training, education, knowledge, abilities, and
practical experience.
• Five or more years of experience with multi-facility operations including
maintenance management, building automation systems (BAS), construction
program development, EPA and OHSA compliance and facility enhancement
strategies.
• Five or more years of leadership experience in managing people, leading daily
facilities operations and implementing operational improvements.
• Hands-on experience with key Facilities management tools including fuel cards,
BAS management technologies, maintenance and work management systems,
budgeting and project management applications and data analytics tools.
• Valid Colorado driver's license with satisfactory driving record

• Proficiency in computer use, Excel, PowerPoint, and other Microsoft applications.
• Ability to lead and provide support to direct report team.

Job Duties
Warranty, Repair & Preventative Maintenance
- Identify, prioritize, and plan maintenance and repair activities and make custodial
and vendor assignments to optimize operational availability of built environment
assets and budget expenditures.
- Communicate and coordinate activities with leadership and business staff to
balance service efficiencies with business impacts.
- Research and develop relationships with third-party vendors to provide key
services that are outside in-house capabilities.
- Plan, support, and oversee the expansion and development of built environment
trade skills across custodial staff.

Compliance / Safety
- Stay abreast of facilities-related regulatory standards (i.e., OSHA, EPA); assess
impact, seek and/or propose mitigation solutions, and execute resolutions.
- Update, submit, and maintain regulatory compliance documentation.
- Communicate new/changed regulatory standards and impacts to affected
personnel and support delivery of training as necessary.

Construction, Renovation & Asset Management
- Provide subject matter expertise for requirement gathering, architect/designer
and general contractor selection, budget definition and program development for
all new construction and existing facility renovation projects.
- Support oversight and reporting activities of Owner Representative for all major
construction and renovation projects.
- Propose, advocate, and implement facility asset sourcing, procurement, disposal
and remarketing strategies in alignment with finance and facilities policies and
asset analyses.
- Oversee vendor performance for all minor construction, renovation, warranty, and
repair efforts.

Facilities Analytics
- Track, document, and report facility-related measures of success as defined by
Director, Fleet & Facilities.
- Analyze facilities-related data to determine impacts to facilities operations and
propose and implement operational changes based on analysis outcomes.
- Support the implementation, configuration and maintenance of facilities-related
management and information systems (e.g., BAS, fire alarm and suppression,
maintenance and work management, and energy efficiency).
Finance and Budgeting
- Request, negotiate and advocate for vendors bids/quotes for materials and
services to support facilities-related activities.
- Generate Purchase Requests and navigate CORE finance processes to secure
materials and services required for facilities-related activities.
- Propose annual budget amounts for facilities-related GL codes, provide
supporting data and support Director, Fleet & Facilities in annual budgeting
process.
- Manage to budget as approved for facilities-related needs.
Administration
- Propose, document and implement facilities-related policies and procedures.
- Mentor and direct custodial staff in operational activities and best practices.
- Assess, track and advocate for facilities staff skillset development and training
needs.
- Manage, maintain, document, analyze and report department asset inventories.
- Provide regular performance assessments and professional development
guidance to custodial staff
