Purpose of Position:

Conduct day-to-day property-related accounting transaction support, as well as provide accurate and timely financial information to senior management, partners, third-party accountants, Property Managers, and others to assist in property decision making.

Essential Functions:

  • Financial statement preparation
  • Reconciliations and supporting schedules
  • Budgeting and forecasting
  • Understand and support the property lease administration process
  • Assist with tax preparer requests
  • Debt service reporting
  • Respond to property management information requests

Day to Day Responsibilities (including, but not limited to):

  • Prepare journal entry accruals, general ledger analysis for expense reclasses, balance sheet reconciliations and supporting schedules for inclusion in the monthly review of financials.
  • Compile monthly and quarterly financial statements for a portfolio of properties.
  • Prepare budget projections to include tenant rent, reimbursement income, real estate taxes, insurance, depreciation/amortization, and debt service. Work with Property Managers on operating expense estimates.
  • Calculate and bill tenant common area maintenance, real estate taxes, and insurance expense settlements annually.
  • Assist Property Managers with coding property invoices and miscellaneous cash receipts.
  • Calculate management fees monthly.
  • Perform accounting functions related to tenant billing, such as inputting new tenant leases, bill tenant rents monthly, calculating and billing tenants for all reimbursable charges.
  • Prepare audit and tax supporting workpapers for a portfolio of properties to include a closed trial balance for each property and supporting work papers for each balance sheet account.
  • Prepare a summary of capital projections quarterly.
  • Maintain an understanding of property lending requirements/compliance and provide required reporting to lenders.
  • Respond to information requests for property tax accounting, real estate property tax evaluations and appeals.

Work Relationships:

Position reports to the Controller. The position has daily contact with other members of Accounting and Finance, Property Managers, Office Administrators, and Leasing Agents. Their frequent interactions with the Property Managers include assisting them with tenants regarding billing inquiries and monthly income statement variances. Position has contact with third-party accountants during tax season and audits.

  • Ability to set priorities, manage multiple projects, and meet deadlines
  • Ability to work independently as well as part of a team
  • Strong command of Excel
  • Knowledge of MRI, Yardi, AVIDXchange or other real estate industry-related software is a plus

Education & Experience:

  • Bachelor’s degree in accounting or finance
  • 3 years of accounting experience, Staff Accountant
  • Job cost and development experience is a plus
  • CPA or CPA eligible is a plus
