Copaken Brooks is the Property Management firm for the CBDI Portfolio (30 buildings plus underground facility). The CBDI portfolio includes two prominent business parks – Cambridge Business Park and Downtown Business Park – as well as Downtown Underground, an underground warehouse and self-storage complex below Downtown Business Park. The properties feature a diversified mix of predominantly value warehouse, light industrial and office assets, plus 40 acres of prime vacant land sites for development or sale.

Summary of Position:

As part of the Maintenance team, the Painter is primarily responsible for maintaining the appearance of commercial office buildings and underground facility roadways by providing painting services for over twenty-six (26) properties. In addition, this position shall contribute to maintenance support for the properties as a member of the maintenance team to ensure our commercial properties are well-maintained.

Typical Duties:

1. Clean, paint and repair property or equipment to ensure a positive physical appearance of common areas, including public restrooms and exterior/interior property.
2. Responsible for repairing property or equipment to ensure the safety of tenants, visitors and staff.
3. Promote positive tenant and customer relations.
4. Be on call for emergency situations, as needed.

Work Relationships:

Position reports to Senior Property Manager an Engineering Supervisor. The position has contact with various people inside the organization, including the Property Accountants and Leasing Team assigned to CBDI. Outside the organization, has contact with the building owners, tenants, property visitors, security, contractors, suppliers, and attorneys.

Qualifications

Minimum Requirements:

• Must be highly organized, detail-oriented, and great at multi-tasking.
• Minimum (2) two years’ recent work experience (prefer commercial office experience).
• High school diploma or equivalent and additional education from comprehensive certification program or an Associate’s Degree.
• Skilled in painting and general carpentry experience.
• Ability and desire to adhere to all safety and emergency procedures and follow all OSHA rules and regulations.
• Valid driver’s license and good driving record.
• Approximately 30 percent of time will be outside and 70 percent painting in an underground facility.
• Willing to be on an on-call for emergency situations.
• Prior experience in Commercial Real Estate or Professional Service industries.
• Prior experience in Commercial Real Estate or Professional Service industries.

Physical Requirements:

• Ability to conduct regular inspections of commercial properties, which may involve walking, climbing stairs, and inspecting various areas of the portfolio.
• Willing and able to stand and walk for extensive periods of time.
• Ability to lift up to 50 pounds (ladders, boxes, etc.).

Working in all weather conditions, stressful situations, and construction environments.
