CMM Realty is seeking a Part-Time Facilities Maintenance Technician to add to our team at Carolina Walk in Columbia, SC. 

Essential Duties and Responsibilities:

• Weekly work hours. Schedule consist of 4-6 hours each day, with a total of 20 hours per week normally and 30 hours a week during U of SC Football Season
• Assist Facilities Manager with Weekly Maintenance Repairs in hallways, garage, stairwells, grounds, and lobbies.
• Perform touch-up painting as needed throughout the building
• Replace light bulbs//ballast as needed
• Assist with/perform plumbing repairs in bathrooms
• Assist in repair/replacement of condo or facility door locks
• Share “on call” response after hours with the Facilities Manager
• Run errands to get supplies as needed
• Empty garage trash cans and bins
• Respond to fire alarms/trouble of the Facility when necessary
• Assist couriers/tenants with packages/mail stored in the 2^nd floor parcel room when necessary
• Meet with Vendors/Service Companies when necessary for building information/access
• Help clean/prepare the Upper Deck for upcoming events/game days
• Work all 7 U of SC Home Football Games
• Perform other duties as assigned by Facility Manager or Board of Directors

Required Qualifications

• Ability to read and understand written instructions and complete standard paperwork
• Able to work in moderately difficult environments and to regularly lift items weighting up to and occasionally above 50 lbs.

Skills, Knowledge, and Abilities:

• Ability to understand basic instructions and follow a checklist of tasks
• Skill in using basic hand tools
• Knowledge of safety procedures

Physical Demands:

While performing the duties of the Maintenance Tech, the employee is required to sit, stand, bend, walk, use hands and fingers to control objects, reach with hands and arms, climb stairs and ladders, balance, stoop, keel, crouch, crawl, talk, and hear. The employee must be able to lift 25 pounds individually and up to 50 pounds with assistance devices (dollies, hand trucks, additional persons), While performing the duties of this job the employee normally works primarily in the outdoor environment exposed to adverse weather conditions.
