City of Grapevine is Hiring a Building Maintenance Technician I Near City of Grapevine, TX

Responsible for minor repair and maintenance of HVAC, electrical and associated systems and equipment, and performs general plumbing, carpentry, painting and drywall repairs.

1. Diagnoses, troubleshoots and repairs problems with HVAC or electrical systems.

2. Assists in the general maintenance and repair of City buildings, including plumbing, HVAC and carpentry.

3. Maintains a schedule and performs preventive maintenance of systems in City buildings and facilities.

4. Assists with installations and projects as needed.

5. Maintains all associated documentation.

6. Assist in moving furniture, boxes and special stationary equipment as requested.

7. Works rotating on-call assignment as required.

8. Performs related duties as directed when such duties are a logical and appropriate assignment to the position.

9. Regular and timely attendance are required for this position.

10. Interacts professionally and respectfully with the public, coworkers and others in the course of daily work.

SKILLS, KNOWLEDGE AND ABILITIES 

• Must have knowledge of plumbing, carpentry, and building maintenance and repair methods.

• Must be knowledgeable of electrical codes applicable to the installation, maintenance and repair of electrical circuits and wiring systems.

• Must have knowledge of general commercial HVAC systems.

• Position requires effective oral and written communication skills.

• Must be able to make simple mathematical calculations and have the ability to read and interpret blueprints and drawings.

• Must have physical ability to perform assigned tasks, lift a minimum of 50 pounds, and work at various heights above the ground and during adverse weather conditions.

• Work in a fast-paced environment with deadlines.

• Ability to provide excellent customer services including a desire to help customers regardless of their circumstance.

• Ability to effectively communicate information and ideas in writing, as well as through speech, so others will understand.

• Ability to write clear and accurate reports and correspondence.

• Ability to work independently and with minimal supervision.

• Ability to communicate with internal and external customers and possess excellent customer service skills.

• Must have the ability to follow both written and verbal instructions

• Must have the ability to complete tasks as assigned.

• Ability to work in a team environment, contribute as a team member and treat co-workers and customers with respect.

• Ability to work any day of the week (weekends and weekdays) and long hours.

EDUCATION, EXPERIENCE AND OTHER REQUIREMENTS 

Requires a high school diploma or GED plus two years of progressively responsible experience in the maintenance and repair of commercial buildings, HVAC, electrical and plumbing systems.

An Associate’s degree or completion of a two-year training program from an accredited trade or technical school may be substituted for two years’ experience.

Must pass a Federal/National criminal background check.

Must have a valid Texas driver's license with an acceptable driving record as defined by City policy.

Must be able to obtain a Type I, Type II, or Universal EPA Refrigerant Recovery Certification within one year of hire.

Due to Criminal Justice Information Security (CJIS) requirements, the candidate must never have been convicted, put on court-ordered community supervision, or probation for any criminal offense above the grade of Class B misdemeanor or a Class B misdemeanor within the last ten years from the date of the court order. Class A Misdemeanor Conviction, Deferred Adjudication or Felony Conviction are permanent disqualifiers.

Must pass a pre-employment basic physical, drug screen, not to exceed weight limit of 350 pounds, and functional assessment screening (Level 2).

While performing the essential functions of this position, there will be routine and frequent exposure to:

• Bright/dim light

• Dusts and pollen

• Extreme heat and/or cold

• Wet or humid conditions

• Extreme noise levels

• Vibration

• Fumes and/or noxious odors

• Traffic

• Moving machinery

• Electrical shock

• Heights

• Toxic/caustic chemicals

• Other extreme hazards not listed above

Safety equipment such as gloves, goggles, hard hats, safety vests, steel-toe boots, back support belts, and seat belts are provided and must be worn as required by department procedures and good safety practices.

This job entails moderate physical labor, which requires strength and agility. While performing the duties of this job, the employee frequently is required to stand; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk and hear. The employee is occasionally required to sit or smell. The employee must occasionally lift, shovel, and carry 50 pounds and exert up to 100 pounds of force. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
