City of Greeley is Hiring a Facilities Management Technician II Near Greeley, CO

Salary Range: $21.39 - $29.95 hourly
Hiring Range: $21.39 - $25.67 hourly
Job Summary:
Perform maintenance and repairs on public buildings. Renders technical assistance with maintenance and construction activities in City owned buildings. May act as project manager for projects that may include repair, remodeling and renovation of City owned buildings. May act as City of Greeley's representative on projects that include new construction of City owned buildings. Ensure facilities are in compliance with Federal, State and Local applicable building and accessibility codes.
Experience, Knowledge, Skills:

  • Specialized training beyond high school normally gained in a program of less than 18 months duration.
  • Current drivers license and good driving record.
  • General knowledge of procedures, practices or operations required.
  • Able to follow detailed instructions.
  • May require typing or bookkeeping skills, operation of several single purpose power tools/machines or equipment involving specialized training.
  • Entry level knowledge of complex software.
  • Typically, on-the-job training of processes and procedures.
  • Knowledge and use of hand tools; i.e. drills, saws, wrenches, screwdrivers, hoist chain, hammers, wire cutters, etc.
  • Ability to use Microsoft Word, Excel software, AUTO CAD, Outlook, Brivo Prox Card System, Salamander, Google Chrome, Acrobat Reader, City Works, Oracle, Apple Phone and email and internet.
  • Machinery: Bucket truck, loader, jack hammer, man lift, table saw, router, planner, key cutter, work truck, etc.
  • Ability to successfully complete the Level 2 Criminal Justice Information System Security & Awareness Training every 2 years.

Essential Functions:

  • Troubleshoot, diagnose and perform maintenance and repairs on public buildings including roofs, elevators, keys, interior and exterior walls, windows, doors, garage doors, storm water drainage, water and sewer systems, floors, facility ADA accessibility, facility security systems, fixtures, electrical, including replacing ballasts and lamps, plumbing and structural features.
  • Ensure that facilities are in compliance with applicable Federal, State and Local building codes, which include building, electrical, mechanical, fire, safety and accessibility codes. Analyze operational and maintenance problems and implement corrective measures.
  • Assist in the development of plans, specifications and cost estimates for projects that are presented to Facilities Management.
  • Work effectively with the public, internal customers using patience and good judgment.
  • Assist in the design, estimating, managing, reporting and scheduling specifications, scope of work, requisitions/purchase orders, bid documents, pre-construction agenda/meetings, awarding of project, coordination with contractors, supervising project and completion.
  • Provide architectural and engineering investigations and identity needs for City buildings.
  • Compile data needed to make recommendations and resolve issues that may come about.
  • Develop bill of materials, specifications and cost estimates for budget purposes on request.
  • Must respond to emergencies outside of the normal work schedule, weekends, evenings, and holidays and then identify the problem and execute the repairs.
  • Communicate with employees on the work requests they submit for repair, remodeling, office moves, building access, and any other requests that is submitted through the work order system.
  • Meet with various vendor and contractors to order parts, supplies, research of new products etc. and to coordinate work to be done on projects.
  • Incumbent is expected to solve a variety of problems in situations where there are substantially diversified procedures, specialized standards and only limited standardization.
  • Changing priorities or differing situations require the incumbent to consider which among many procedures should be followed in what sequence to achieve the required job results.
  • Requires reasoning to produce a practical course of action within the established process.
  • Choices fall within the range of specified, acceptable standards, alternatives and technical practices.
  • Project Management: design, specifications, scope of work, requisitions/purchase orders, bid documents, pre-construction agenda/meetings, awarding of project, coordination with contractors, supervising project and completion.
  • Develop drawing and pricing for remodeling projects for the City, i.e. Fire Station #1, CCS, City Complex, Rec Center Remodel.
  • Work Requests: visit, research and discuss the work request situation and complete the required work that is needed to best correct the problem that was brought up in the work request. On-call: correct the situation that was responsible for the on-call emergency.
  • May prepare routine reports or correspondence.

Work Environment and Physical Requirements:

  • Strenuous to extreme physical effort that includes frequent use of heavy objects (e.g., 50 pounds) and may also use heavy tools or require strenuous application in awkward positions.
  • Employee is regularly exposed to outside weather conditions.
  • Occasionally exposed to moving mechanical parts; high, precarious places; fumes or airborne particles and risk of electrical shock.
  • The noise level in the work environment is usually moderate.
  • Must be able to sit, walk, climb or balance, talk and hear.
  • Occasionally required to stoop, kneel, crouch or crawl and taste or smell.
  • Must be able to lift and or move up to 50 or 60 pounds and up to or above 100 pounds.
  • Hazardous to extreme hazards reflect a continuous exposure to life threatening conditions are difficult to predict and/or protect against
  • Daily work on electrical equipment, running belt driven equipment and wood cutting equipment.
  • Work with chemicals.
  • Work in high noise areas.
  • Work in high and precarious places.
  • Work with heavy objects.
  • Work with power tools.
  • Work off of ladders, in confined spaces, on roofs and in ceiling spaces.
