Charles Schwab Inc. is Hiring a Technical Facility Manager Near Omaha, NE

Your Opportunity

The Facility Technical Manager is a professional level job responsible to bring best-in-class knowledge and effort operating and maintaining mechanical equipment on Schwab campus facilities. Facility Technical managers partner closely with CRE Leadership, Property Managers, vendors, and Schwab technology teams to ensure best in class building up-keep on mechanical, electrical, and plumbing infrastructure. Facility Technical Managers are also gatekeepers and stewards of our Critical Environments and systems. This opportunity is located at our Omaha, NE campus.

What you are good at

  • Responsible for planning, scheduling, and instructing others to perform self-performed maintenance on mechanical equipment such as generators, air handlers, cooling towers, chillers, boilers, VAVs, FPBs, UPS, and water treatment systems.
  • Holds vendor partners accountable for planned maintenance, or break-fix work following the terms and conditions of service agreements while fostering productive relationships.
  • Responsible to perform advanced adjustments, calibration, and data retrieval from BAS software to solve environmental comfort and mechanical calibrations.
  • Provides training and knowledge transfer to operating engineers using prescribed procedures and processes.
  • Write and validate EOP’s, MOP’s and SOP’s for all facility procedures
  • Ensures the use of detailed procedures and sequence of operations instructions following Change Management protocols during planned and corrective maintenance on critical equipment.
  • Responsible to develop and execute all preventative maintenance schedules for assigned properties using CMMS.
  • Analyzing preventative maintenance data to formulate more efficient operations and minimizing risk.
  • Responsible for maintenance, standard and emergency operating procedure development.
  • Ensures the proper use of procedures with event planning verifying notifications are made, planning for critical operations and safety.
  • In charge of operating and capital budget development and management including variance reporting.
  • Responsible for parts inventory, stock replenishment and utilizing procurement systems and instruction staff on management of the process. Management of Critical parts inventory is a priority for this role.
  • Instructs and manages staff on daily rounds and readings program and problem escalation to leadership.
  • Responsible for IAQ, environmental reporting and energy management/reporting.
  • Ensures the work order administration has accurate notes, photos and file attachments are made using the company provided CMMS system by the team.
  • Holds team accountable for building operations, discovery of abnormal operations, and proper countermeasures to those situations.
  • Actively participates in incident response, including root cause analysis and incident close out.
  • Completes required safety and compliance training.
  • Facility Technical Managers are expected to pass competency-based exams on equipment operation as a condition of employment.
  • Typically supports campus properties ranging 350K to 1.5M square feet
  • Reports to the Director of Critical Environments & Engineering
  • Any other duties as directed by the Director of Critical Environments & Engineering

What you have

Supervisory Duties

  • Supervise operating engineering staff as assigned.
  • Performance management to include mid-year and year end performance assessments impacting pay for performance.
  • Plans and monitors appropriate staffing levels and labor utilization including overtime approval.
  • Mentors and coaches team members for continual development.
  • Leads by example and models the Schwab Leadership Profile.
  • Ensures staff is engaged in daily operational duties. 
  • Development of staff technical knowledge.

Education & Experience

  • High school diploma or GED required.
  • Bachelor of Science or Associates degrees from a four or two-year college or university with an emphasis on building science, electrical, mechanical, or technical education preferred.
  • Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations including safety.
  • A minimum of 10 years of related experience working on Class A building campus settings, or data centers with no less than 8 years critical facilities operations background.

Certificates & Licenses

  • Universal CFC certification, and Local Operating Engineers or trade license preferred. 

Communication Skills

  • Ability to partner with peer Property Managers and Internal customers is a requirement.
  • Ability to comprehend and analyze general business documents.
  • Ability to respond effectively to the most sensitive issues applying appropriate tone and confidentiality. 
  • Ability to write reports, procedures, process documents and articles using professional style. Ability to make effective presentations on property management related topics to peers, and internal business associates.
  • Demonstrated capacity to create visions to motivate key employees and business associates to take desired actions.

  • Ability to solve complex problems and handle a variety of options in varying situations while maintaining composure and professionalism.
  • Draws upon the opinions and diversity of others before making recommendations that have a direct impact on the company.

Other Skills & Abilities

  • Advanced skills with Microsoft Office Suite. 
  • Expertise using CMMS and other standard automation normally used in modern business settings to include mobile device technology. 
  • Experienced using small, elevated lifts and ladders for high work. 
  • Expertise knowledge level of electrical distribution and one-line drawings.
  •  Expertise knowledge level of sequence of operations of critical equipment such as generators, transfer switches and UPS systems.
  • Very adept at multi-tasking, staying calm under pressure and understands results are expected and count.
  • Has the ability to work periodic overtime or participate in after-hours call out duty

Physical Requirements

  • Ability to lift up to 50 pounds, climb ladders, and work in a commercial building environment where space and movement may be limited.
  • Travel to other sites may be required to support the needs of the business with possible overnight stays occasionally including weekends based on needs of the business.
  • On-call duty and shift work as required.
