About the Position:
The Floating Property Manager will be traveling multi-state to provide critical onsite management coverage whenever there are open property manager positions, during property manager transitions, and troubleshooting in "hot spots" throughout the country when additional onsite support is needed. This position requires someone who has the ability to multi-task, possesses excellent communication skills, and has detailed working knowledge of Project-based Section 8 and LIHTC housing programs, as well as fair housing laws preferred.
Qualified candidates MUST reside in one of the following states: CO, KS, NE, NJ, OH, OK, and SD
Estimated travel will be 3 weeks per month.

Responsibilities:
Initiative

Time Management & Organizational skills
Takes the time necessary to monitor staff, workflow, and quality of work
Delegation and ongoing supervision of staff and vendors
Ability to consistently organize the operation of the building to produce expected results.
Budgeting
Create, implement, revise and adhere to a budget
Rent collection and R4R management
Supervise financial and material resources
Leasing & Marketing
Keep the building occupied and ensure that all paperwork related to Move-in & Move-out is done correctly and on time
Application process and tenant selection
Enforcement of governing documents Initiative (Lease, House Rules, Pet Policy, Resident Selection Criteria)
HAP Compliance & Paperwork
Ensure the bldg. is in full compliance with the HAP contract (MOR audit) and all related paperwork is done correctly and on time
Tenant file management, including the Recertification process
EIV compliance
Qualifications:
Section 8 property management experience preferred
Experience with Yardi is helpful
Computer literacy required
COS/LIHTC certificate preferred
