CALIENTE CONSTRUCTION INC. is Hiring a Project Manager - Mission Critical Near Tempe, AZ

Position: Project Manager (Mission Critical) 

Reports: Project Director

Exempt or Non-Exempt: Exempt

PRIMARY FUNCTION:

The Project Manager is responsible with development strategies and management of construction projects by controlling project costs and analyzing information.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

  • Prepares work to be accomplished by gathering information and requirements; setting priorities
  • Prepares construction budget by reviewing bid documents and determining how the project will be built
  • Obtains bids from bid documents and solicits vendors and subcontractors by specifying material; identifying qualified subcontractors; negotiating prices
  • Ability to read and understand construction drawings and specifications
  • Reads contract requirements and has a thorough understanding of project scope
  • Works with superintendents to evaluate the construction schedule and coordinate labor as needed; applies materials, subcontractors and other items to schedule and budgets appropriately
  • Completes monthly project billing and projection reports
  • Makes regular site field evaluations; track budgets and schedules, and correspond with customer as needed
  • Maintains a professional working relationship with all project personnel (Owner, Architect, Superintendent and facility staff)
  • Strong knowledge of MEP, life safety and mission critical systems
  • Ability to estimate change orders
  • Maintains quality service by following trade and organizational standards
  • Provides mentoring for facility staff

FUNCTIONAL REQUIREMENTS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily and have a complete and thorough knowledge of construction. The requirements listed below are representative of the knowledge, skill, and/or ability required.   • Four-year Construction Management degree in conjunction with five (5) years of job-specific scope experience, or equivalent
  • Maintain/Develop Customer and Vendor Relationships
  • Knowledge of construction integrated job cost accounting systems to analyze project cost reports
  • Proficient with software applications (Word/Excel/Outlook/Bluebeam/Powerproject/Procore/MS Teams/SharePoint)
  • A thorough understanding of construction industry documents
  • Excellent organizational skills, detail oriented, efficient, and reliable
  • Excellent written and verbal communication skills
  • Team player, ability to recognize how individual actions affect the team as a whole
  • Ability to work in a fast-paced environment, flexible and adaptable to changes to planned tasks or schedule
  • Ability to maintain a positive leadership position at all times

ADDITIONAL REQUIREMENTS:

  • Ability to work 40 hours per week or more, as required to meet project schedule
  • Ability to lift and/or carry up to 20 lbs. unassisted
  • May require repetitive use of arms, hands and fingers
  • May require prolonged periods of sitting and/or standing throughout workday
  • Willing to travel to various job site and/or employee recruitment and work locations
  • Valid driver license and proof of insurability required when job duties require use of motor vehicle
  • Requires exercising of discretion in decision making process and maintaining of strict confidentiality with respect to applicant, employee and company proprietary related information
