Whitehouse Senior Village operated by Brownstone Residential is hiring a Maintenance Supervisor. The Maintenance Supervisor position assists in the overall management of maintenance personnel, completion of unit turnover, repairs, renovations, projects and on call emergencies. The Maintenance Supervisor will be directly responsible for carrying out all health and safety procedures that effect the property, its residents and employees. This person also supervises and coordinates activities of outside contractors engaged in maintaining and repairing the physical structures of buildings and grounds.

Responsibilities:

1. Oversees the completion of all maintenance requests taken from residents within 24 hours, if possible. Is on-call 24 hours a day in accordance with scheduling. Handles resident and property emergencies such as fires and floods, following all safety rules.

2. Performs routine scheduled inspections of the premises to include items such as A/C compressors, roofs, stairs, parking areas, laundry facilities, trash enclosures, walkways and exterior lighting. Assures that all exterior walks and stairs surrounding the buildings are free of hazards. Maintains all storage and maintenance shops with monthly inventory and organization procedures. Ensures proper storage of all chemicals according to manufacturing and company guidelines. Supervises the upkeep of all tools, hardware, equipment and cleaning supplies. Maintains and updates maintenance equipment inventory lists.

3. Reports to work on time with a neat and professional appearance or, if provided by the company, a uniform with safety accessories. Is courteous and pleasant to residents and co-workers at all times. Maintains a professional and courteous relationship with vendors.

4. Trains, guides and sets examples for those supervised. Supervises porters with regard to cleaning and maintenance of grounds. Supervises cleaning of all pools and pool areas on a daily basis. Maintains playground and other recreational areas in proper order. Assures the exterior of the property’s appearance and amenities are clean and inviting at all times.

5. Inspects vacant apartments, enabling such units to be turned over properly (in a “move-in condition”). Provides at a minimum of 3 make ready units per week to the office. Assures that every unit is ready when unit is marked as complete.

6. Completes daily record keeping for Freon replacement (if applicable) log and pool log per City, County, State and Federal guidelines. Assists the community manager in maintaining accurate accounting of newly installed appliances/equipment in the correct unit number. Maintains accurate information on products currently used on property.

7. Performs property inspections weekly with the community manager and creates an ongoing preventative maintenance and immediate repairs list.

8. Maintains liability insurance, a means of transportation, and holds a valid, state issued driver’s license.

Qualifications:

1. A minimum of two years in a related supervisory position.

2. HVAC Certification

3. Pool Certification preferred

4. Computer literate to the extent of working with a computer on a daily basis

5. Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or schedule form

6. Personal Hand tools are required.

Physical Demands:

1. The ability to frequently lift, carry, push or pull 25 to 50 lbs. in a correct and safe manner.

2. Physically able to climb numerous flights of stairs on a daily basis.

3. Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.

4. Kneeling: Frequently bending legs at knees to come to rest on knee or knees.

5. Crouching: Frequently bending body downward and forward by bending legs and spine.

6. Reaching: Frequently extending hand(s) and arm(s) in any direction.

7. Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.
