This Regional Manager position will have a portfolio primarily based out of North Carolina. Pay will be based on experience.
SUMMARY: The regional manager is responsible for the overall operational and financial aspects of an assigned portfolio of properties.
Primary DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Directs all property operations within an assigned portfolio and ensures that the Company and/or Owners’ financial and business objectives are being achieved.
Responsible for marketing and occupancy results for each assigned property including but not limited to:
Responsible for maintenance of each assigned property including but not limited to:
Responsible for financial operations of each assigned property meeting budget and profit goals including but not limited to:
Responsible for compliance with all leasing policies, procedures and government regulations including but not limited to:
Develop and maintain cooperative relationship with corporate office staff including but not limited to:
Prepare, complete and maintain all required paperwork accurately, and submit within required deadlines including but not limited to
Supervise site staff at each property including but not limited to:
Perform other tasks and assignments when requested by company management.
Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members.
This position requires regular travel out of town and sometimes, overnight.

*Experience in Affordable Property Management a plus!
EDUCATION and/or EXPERIENCE High School Diploma or G.E.D certificate, Associates degree in business or related field preferred and seven or more year’s experience, with at least five years experience in the rental industry, or an equivalent combination of training, education and experience.
COMPUTER SKILLS
Computer experience to include experience in Microsoft Office and the ability to learn and become proficient using the Brantley Properties, Inc. in-house financial accounting system.
LANGUAGE and COMMUNICATION SKILLS
Ability to read and comprehend business periodicals, professional and governmental regulations and policies and procedures manuals. Ability to compile and write reports, and business correspondence, Ability to effectively develop and present information and respond to questions from groups of employees, residents and prospective residents, corporate management and the general public.
ANALYTICAL SKILLS
Ability to add, subtract, divide and multiply, use fractions, and calculate percentages and ratios.
REASONING ABILITY
Ability to solve complex problems and deal with a variety of variables in situations where minimal standardization of procedures exists. Ability to interpret financial reports and a variety of business instructions furnished in written or oral form. Ability to interpret and implement government regulations and corporate policies, procedures and initiatives.
