The Community Manager plays a pivotal role in overseeing all day-to-day property management operations, ensuring maintenance excellence, enhancing property value, and achieving community objectives set by the Regional Director. This position involves efficient management of on-site teams, financials, resources, and activities. The Community Manager is responsible for optimizing rent levels, occupancy rates, and asset preservation. Additionally, they are tasked with training the Assistant Manager to assume managerial duties in the Community Manager's absence.

What You’ll Do…

Budget Management and Financial Oversight:

  • Collaborate with the Regional Director to formulate and manage annual budgets for the community.
  • Maintain adherence to the budget guidelines throughout the year and respond appropriately to monthly variances.
  • Actively monitor and report monthly variances and provide detailed narratives.
  • Conduct lease renewals, rent collection, and delinquency management, including necessary legal actions as per local, state and company guidelines.
  • Coordinate with vendors and contractors, manage work scheduling directly with the service manager, billings, vendor relations, and certificates of insurance.
  • Approve and submit invoices to the corporate office on a timely basis per SOP.
  • Oversee property checklists, inventory logs, and annual inspections for individual sites and ensure they are uploaded.

Staff Management and Leadership

  • Hire, train, motivate, and supervise on-site staff to achieve operational goals.
  • Lead weekly staff meetings as required.
  • Review and approve timesheets weekly, to correct any missing punches, approve/deny PTO requests, and offset Overtime as needed.
  • Guide the team in adhering to team member procedures and guidelines using personal leadership and performance reviews using the platform in Lattice.
  • Ensure the office opens on schedule and maintains a professional appearance, including model apartments as per SOP.
  • Appropriately managed operational and staff challenges that have occurred throughout the year looping in RD or HR as needed.

Leasing and Market Analysis

  • Possesses comprehensive knowledge of lead lease response policies, application requirements, and screening processes for a successful leasing effort following all company guidelines and policies. 
  • Familiarity with lease terms, specifications, and community policies.
  • Complete lease forms, agreements, and rental deposit transactions as needed.
  • Maintain resident and community lease files.
  • Stay updated on rental rates, unit sizes, locations, and community amenities.
  • Conduct weekly market surveys, provide trend reports, and assess competition at least weekly, or bi-weekly on pricing calls and for pricing strategies.

Exceptional Customer Service

  • Handle resident, vendor, and prospective resident inquiries and maintain professional relationships.
  • Utilize effective telephone and sales techniques as outlined by Avanti.

Misc

  • Attend and participate in all scheduled corporate management meetings, usually held on a monthly or quarterly basis, and the annual Leadership Conference.
  • Address resident requests and concerns promptly to ensure satisfaction looping in RD as needed.
  • Develop and implement resident retention programs, such as resident functions and special promotions.
  • Ensure the distribution of all company or community-issued notices.
  • Maintain full property occupancy and adherence to budget goals.
  • Collaborate closely with the Maintenance Supervisor to monitor and schedule maintenance activities and expense control as per policy.
  • Report all liability and community incidents to the corporate office within 24 hours.

What We’re Looking For…

  • Ability to communicate well both verbally and written. 
  • Strong organizational skills.
  • Provide the ability to delegate and communicate along with the ability to problem-solve issues.

What You’ll Need to Qualify…

  • High School Diploma or GED required.
  • 1 years of supervisory responsibility or previous Assistant Community Manager experience required.
  • 3 years of property management experience preferred.
  • Working knowledge of resident and eviction laws and computerized property management software, YARDI preferred.
  • CAM certification preferred.
