Provide leadership assistance in the absence of the team lead by managing all channels that partner with the Commercial Loan Processing Specialist Team. Under general supervision, responsible for completing all due diligence associated with the satisfaction of approval conditions prior to the preparation of loan documentation. This includes requesting, reviewing and critically interpreting all vendor documents (i.e. valuation services, environmental reports, title and letter reports, flood certifications, judgments, liens and UCC searches, etc.) collected to prepare documents for commercial lending transactions. Minimize the average accumulated time between the issuance of a final underwriting decision, line of business interactions, and the request for loan documentation, while meeting underwriting, Bank policy and regulatory requirements. Under minimal supervision, perform a large variety of administrative functions relating to the preparation and processing and analyzation of loan due diligence documents for all approved loan requests. Responsible for meeting department service level goals while ensuring accuracy and quality output of loan transactions over documented periods of time.
Serve as the subject matter expert on complex commercial loan transactions including commercial real estate, multi product transactions, multi entity transactions and special lending requests. Serve as mentor to assist with complex inquiries from various line of business colleagues, relationship managers, and other departments or vendors.
Through direct vendor contact and intermediary client contact using the line of business as go-between, expanding and deepening customer relationships, identifying customers' needs and matching their needs with financial solutions and resources within the colleague's assigned business line and across all business lines of Associated Bank. Performing Risk Management for the customer and Associated Bank using critical skills and policies to ensure and protect our relationship between the bank and customer is liability guaranteed.Job Accountabilities• Verify CIP information and borrower's authority to borrow on behalf of the entity by reviewing documents such as Partnership Agreements, Bylaws, Articles of Incorporation, etc. Review and verify entity status and standing through use of internet and vendor websites to obtain the entity's certificate of status and judgment information. Determine that information obtained shows entity is in good standing. Obtain proof of satisfied judgments and liens as identified by underwriter.• Use checklist to order required pre-doc items/vendor documents: Complete 4506T form and request from vendor for tax verification; verify received data to the customer tax return or loan origination program screen; title commitment/title search; UCC search; Appraisal-commercial or residential; Environment Questionnaire and EDR documents. Receive and review pre-doc items/vendor documents to ensure loan documents can be completed accurately and the Bank's lien can be perfected.• Work directly with the line of business to gather customers required entity documentation and resolve issues related to the loan application (title, lien, vesting, payoff, etc.). Provide loan administration support to the virtual relationship managers, relationship managers, branch colleagues and other key line of business colleagues to include loan package assistance and correspondence.• Evaluate information provided in loan origination system to verify accuracy as it pertains to the organization, including but not limited to legal business name, state of incorporation, signers, titles, guaranty type, guarantors, Community Reinvestment Act required information, loan structure and collateral.• Interact with Underwriters and the Government Guaranteed Lending area (SBA) as required to ensure accurate fulfillment of loan closing conditions. Promptly and accurately determine if loan conditions have been met. Take appropriate remedial actions to resolve deficient documents and escalate questions/disputes to appropriate Team Leader/Manager when necessary. Promptly forward completed deals for document preparation when conditions have been met.• Manage the entire process of collateral valuations, acceptable loan to values, etc. according to credit policy. Engage with applicable parties to order appraisals or evaluations; verify collateral values; verify proper collateral ownership; verify proper holds on collateral (savings, stocks, etc.); calculate appropriate LTVs as stipulated by Underwriting or policy; verify correct lien position; and verify proper insurance is in place.• Maintain compliance with all business loan related government regulations (i.e. flood, Reg B, etc.). Provide Notice of "Special Flood Hazards and Availability of Federal Disaster Relief Assistance" notification to borrowers when collateral property is found to be in a Special Flood Hazard area. Provide notice Right to Receive Appraisal in accordance with Regulation B.• Establish and maintain an effective follow up methodology to complete all searches in a timely manner and to support achievement of the department's Service Level Agreement (SLA) and turn time goals.• Verification of fees; post due diligence requests such as booked or in process rate/fee overrides and closing condition changed provided by the Line of business that may require additional due diligence performance for additions to the loan package.EducationAssociate's Degree or equivalent combination of education and experience RequiredExperience4-7 years Financial environment that includes the following areas: business or commercial loan origination, document preparation, file audit or collateral review. Required
