ASM Global, the leader in privately managed public assembly facilities is seeking a Facilities Tech to join our team at the Huntington Convention Center of Cleveland. The Facilities Technician II performs functions related to maintaining the physical condition, appearance and operation of all mechanical, electrical, plumbing, and facility equipment in a safe and efficient manner within the Facilities. Essential Duties and Responsibilities Completes all required documentation generated from the Computerized Maintenance Management System for each assigned task Performs repairs and preventative maintenance tasks and assists with testing and inspections of the facilities' equipment including but not limited to: Air Handler Units Pumping Equipment Hot Water Heating System Heat Exchangers Variable Air Volume Systems Doors, Locks, Closers and Hardware Restroom equipment and fixtures, drinking water and irrigation systems Grounds and Facilities Equipment Performs general building maintenance including but not limited to carpentry and painting maintenance tasks related to the repairs of ceiling tiles, drywall, wall systems, ceramic tiles, carpet tiles, doors, locks, closers, glass systems and signage Performs plumbing preventative maintenance and repair tasks with hot water systems, restrooms, kitchen equipment, drainage systems and irrigation systems Performs electrical maintenance task of replacing light bulbs Communicates effectively with outside contractors/vendors to maintain correct building functions while safely expediting any procedures being performed Adhere to all SMG Safety Policies and Procedures while performing within OSHA guidelines Perform other duties and/or projects as assigned. Experience with lighting, plumbing, carpentry, painting. Skills and Abilities Good written, verbal and interpersonal skills required; ability to interact well with all levels of staff, clients and the public Excellent critical thinking, problem solving and organizational skills Demonstrated skill with use of all common hand tools, power tools, and equipment typically utilized in facilities maintenance Computer knowledge or willingness to learn computer skills for Building Automation System and Lighting Controls Systems Willingness to learn how to perform tasks on equipment with 120-volt electric power source Demonstrated ability to perform assigned tasks that may require the use of ladders, scaffolding, scissor man lift, aerial lifts and forklift truck Professional presentation, appearance and work ethic Ability to perform duties efficiently under emergency conditions, and to make firm decisions during emergencies Ability to work efficiently and effectively with limited supervision and in group settings Ability to work flexible hours, which could include nights, weekends and holidays. Knowledge and practice of safe working precautions and environments Physical Demands/Working Environment/Conditions Personal mobility to all areas of the facilities, lifting, carrying, moving, climbing, working from various heights, and moderate to loud noises Moderate lifting, at least 75 pounds and/or strenuous working conditions Involves walking on ice, bending, stooping, climbing (inclusive of ladders), must be able to work from scaffolding, catwalks, lifts, etc. and at heights of up to 50 feet Operate equipment such as light trucks, pallet jacks, forklifts, aerial lifts and other light power-driven equipment Requires manual dexterity, good vision, balance and steadiness of the arm and hand Requires performance of tasks both inside and outside the facility and may be subject to adverse conditions such as cold, heat, weather Must be available to work overtime and flexible hours when required including nights, weekends and emergency call-in services Position could have exposure to airborne inhalants such as vehicular exhaust, dust and/or cleaning solutions.
