Responsibilities:

Arbor Management, LLC is seeking an effective Compliance Specialist at our headquarters in Wilmington, DE. ESSENTIAL DUTIES AND RESPONSIBILITIES include specific quality-related functions for the Compliance team which support the property staff to maintain ongoing compliance with state and federal programs. Other duties may be assigned. • Monitor, maintain and submit for approval the AFHMP files • Maintain a list of Annual Rent Comparability Studies (Market Study) and expiration dates • Electronically scan, organize and file: LIHTC move in approvals and reasonable accommodation requests • August through November Annual internal audit: Facilitate communication between auditors, Director of Compliance and properties, review documents sent for accuracy, upload to portal for auditor, follow up and respond • Landlord Tenant Security Deposit update • Assist Compliance team as needed in preparing for new LIHTC Acquisition/Rehab including processing of initial LIHTC applications • Participate in staff workshops and training, Fair Housing workshops and other in-service training determined to be appropriate by the Director of Compliance • Preparing and submitting monthly mileage and expenses for Compliance staff • Modify and update verification forms, properly specific documents such as TSP’s in outlook and distribute as appropriate • Maintaining the electronic Compliance Folder • Monitor and send reminder notices to property staff (Waiting List purge, Market Study) • Track, scan and electronically organize: REAC inspections, agency and investor reviews and generate responses for review by Director of Compliance • Maintain calendars, organize travel for the department • Submit signed review responses to appropriate agency • Testing verification of tenant income for HUD, tax credit, and tax-exempt bond projects • Testing periodic tenant recertification’s to ensure compliance with HUD, tax credit, and tax-exempt bond projects • EIV run monthly reports, protect, scan to properties, and monitor discrepancies by the 10th of every month • EIV run quarterly reports, protect, scan to properties, and monitor discrepancies by the 10th of the month due • Schedule/coordinate on-going internal file reviews and audits • Generate internal compliance site review findings and action reports for non-compliant properties, distribute and follow up until corrected • Bi-Monthly newsletter reviews • Assure that Property personnel receive clear and concise written interpretations of changes • Respond to compliance-related questions from Property Personnel • Travel may be needed, some overnight stays will be necessary, organize travel for department

Qualifications:

TheCompliance Specialist (Corporate) will support the Compliance Department and will be responsible for overseeing the division’s administrative tasks. Current compliance certifications for HUD Section 8, 515 RD and Tax Credit preferred or ability to attain certifications within six months. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
