Description

Job Objectives: Assist the Maintenance Manager and other property team members to:

  • Meet or exceed AMC quality standards of maintenance and resident service as outlined in the Property and Procedures Manual
  • Preserve the asset by a systematic program of preventive maintenance
  • Maintain the property in a clean, neat condition and in a good state of repair
  • Practice safe work practices and reduce potential liability situations
  • Provide excellent, timely and responsive service to residents
  • Promote profitability by exercising fiscal responsibility and adherence to budget 

INTRODUCTION:  

The purpose of this position description is to communicate many of the responsibilities and duties associated with the position of Maintenance Technician. While the information is comprehensive, it is noted some of the responsibilities and duties may not be addressed. Also, the designated duties will take into consideration the Maintenance Technician’s skills, experience and career goals. Altman Management Company operates with a “Team Approach” and fully expects every person to perform any reasonable task or request that is consistent with fulfilling company goals and objectives. As it is the company’s philosophy to promote from within whenever possible, it is recommended each associate familiarize themselves with the duties and responsibilities of those positions directly above and around their own. This position description does not constitute an employment contract between AMC and any associate.

ESSENTIAL JOB FUNCTIONS

Attendance

Scheduled work days may vary. Position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals possess the ability to work their scheduled hours on a consistent basis and work overtime hours when requested. Position requires the ability to be on call to perform services, as scheduled or as necessary.

Equipment

  •  Position requires individuals to furnish their own or drive company-supplied vehicle (if available) to transport tools and supplies around the property. Individuals must be able to drive the vehicle without jeopardizing the safety of residents and fellow associates.
  •  Position requires individuals to be able to use general maintenance equipment including, but not limited to: hand tools, paint equipment, pressure washing equipment, ladders, freon recovery units, landscaping equipment, pool chemicals, ice and snow removal equipment (where required) and required safety equipment.
  • Position require individuals to wear specified maintenance uniform apparel and safety equipment, as required.
  • Position requires individuals to furnish their own vehicle to transport tools and supplies around the property. Persons must be able to drive the vehicle without jeopardizing the safety of residents and fellow associates.

GENERAL

  • Assist Maintenance Manager with maintaining the physical assets of the property in a neat, clean condition and in excellent state of repair in accordance with company operating standards and ensuring that service requests and repairs are performed correctly and in a timely manner. Maintenance Technician’s will spend 90-95% of their time performing hands-on repair/maintenance work—including maintenance and clean-up of the property grounds and common areas. The remaining 5-10% will be spent supervising the work of other associates and outside contractors in absence of the Maintenance Manager/Manager. Position requires the ability to transport or move up to 60 pounds for variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces and at heights in excess of eight to nine feet. The position requires the ability to personally perform general maintenance repair tasks without endangering one’s self, residents or fellow associates.
  • Assist the Maintenance Manager/Manager with organizing and prioritizing service requests and general maintenance tasks.
  • Work with Maintenance Manager/Manager to ensure that vacant units are made rent-ready in a timely manner. Turns should be completed within three days unless there is an unforeseen complexity to the turn. In absence of Manager, oversee turn-key work of outside contractors
  • Perform preventive maintenance required for each piece of equipment in accordance with all provided Schedule(s) of Maintenance.
  • Know and adhere to the company’s safety program, policies and procedures. Assist Maintenance Manager/Manager with maintaining the hazard communications program. Promote and perform safe work practices.
  • Participate in AMC training classes, meetings and activities, as required.
  • Read and write maintenance tickets as required. Read, comprehend and follow equipment operating instructions and instructions on how to use supplies.
  • Clearly communicate with residents and maintain customer service standards.

ADDITIONAL FUNCTIONS

  • Assist Maintenance Manager with department personnel management functions, budgeting and re-forecasting, as required/directed.
  • Assist Maintenance Manager with scheduling and supervising other maintenance staff and the work performed by outside contractors.
  • Assist Maintenance Manager with maintaining a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as authorized and directed using the standard purchasing and proper bidding procedures.
  • Assist Maintenance Manager with preparing staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.
  • Assist in systematic preventive maintenance program of property equipment, tools, and appliances.
  • Other tasks as assigned by supervisory staff.

Requirements

Education

  • High school diploma or equivalent preferred. For safety, productivity and
  • service reasons, the position requires the ability to read, write and speak English. In addition, the position requires the ability to accurately perform basic mathematical functions.

Experience

Minimum of one year previous experience in property management maintenance, other building maintenance or related trade. Older properties (5 years) may also require previous renovation experience.

Skills

Under direction of Maintenance Manager, the Maintenance Technician must be able to diagnose problems with and repair the following:

  • Major appliances
  • HVAC
  • Basic/intermediate plumbing
  • Basic/intermediate electrical (when no license is required)
  • Sheetrock
  • General carpentry
  • Pool care (if required by property)
  • Pest control (if required by property)
  • Roofs and gutters
  • Wallpaper/painting
  • Foundation/sidewalk
  • Irrigation systems

In addition the position requires the following skills:

  • Ability to work well with people
  • Effective verbal communication skills
  • Superior customer service skills
  • Ability to read and write, and clearly communicate in English
  • Ability to accurately perform basic mathematical functions
  • Ability to perform the essential functions with minimal direct supervision
  • Ability to function as a team player

Licenses

  • HVAC Refrigerant Transition and Recovery Certification, Type II*
  • Driver’s License and valid insurance
  • Other licenses and certifications as required by state or federal laws

*This requirement may be waived if other staff associates are licensed; or associate may be given the opportunity to complete the course after hiring.

Physical Requirements:

  • There is a frequent need (50% to 75%) of the time to work outside and to work on variable terrain and under variable weather conditions. There is occasional exposure to paint fumes, solvents, adhesives, etc.
  • There is a constant need to be on feet (75% to 100% of time).
  • There is a constant need (75% to 100% of time) to perform the following physical activities:
  • bend/stoop/squat/kneel Routine maintenance, repairs, clean-up
  • climb stairs Access to 2nd and 3rd floor apartments
  • push or pull Move equipment, appliances, shovel snow, etc.
  • reach above shoulders Routine maintenance, repairs, paint, remove equipment and stock
  • climb ladders Perform routine maintenance repairs
  • grasp/grip/turning Handle tools and equipment, perform routine maintenance repairs, use phone
  • finger dexterity Handle tools and equipment, perform routine maintenance repairs
  •  Lifting/carrying (supplies, leaf or snow blower, ladders, appliances, etc.)
  • Over 150 lb. Rare need (less than 1% of time)
  • between 75-150 lb. Occasional need (under 25% of time)
  • between 25-75 lb. Frequent Need (50% to 75% of time)
  • between 1-25 lb. Constant Need (75% to 100% of time)

NOTE: Lifting and carrying of weights exceeding 50 lb. is best accomplished with assistance from one or more persons. Examples of heaviest items lifted include washers/dryers, A/C units, abandoned sofas, etc.

Vision Requirements:

  • Constant need to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff.
  • Frequent need (50% to 75% of time) to see clearly things beyond arm’s reach. Observe and assist maintenance supervisor, observe problems throughout property.

Hearing Requirements:

Essential. Frequent need (50% to 75% of time) to receive instructions from residential management. Need to be able to respond to verbal warnings in the event of emergencies and to hear equipment sounds and approaching vehicles while working in common areas.

Speaking Requirements:

Essential. Frequent need (50% to 75%) to ask questions, order supplies, communicate with residents regarding service requests.
