Project Manager
Responsibilities:
AAA Development, Inc. is a medium sized and growing general construction company. The position you are applying for will require you to manage a wide range of responsibilities. Your responsibilities will be associated with the titles of project manager, and estimator, superintendent. You will be expected to learn and use the system and programs utilized by AAA Development, Inc., including cloud based management software. You will be expected to research and become familiar with building methods, building materials, applications and systems that pertain to the project in progress. A requirement for employment with AAA Development, Inc., is maintaining a current and valid driver’s license and auto insurance.
Bachelor’s Degree a plus. Bilingual a plus.
Project Management:
Provide overall on-site management of construction projects. Schedule, coordinate and supervise employee and subcontractor activities. These activities include but are not limited to:
1. Supervise total construction effort to ensure project is constructed in accordance with design, budget and schedule. Includes interfacing with client representatives and other contractors.
2. Plan and coordinate and supervise onsite functions (scheduling, engineering, material control, and may provide day to day direction.
3. Draft and generate all project purchase requisitions, field design change requests, etc.
4. Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc., as required.
5. Assist project management in implementing project procedures, working documents, standards, etc.
6. Ensure all onsite personnel, including subcontractors, comply with project procedures, safety programs requirements, and work rules, etc. Document all violations; notify project management, recommend/implement corrective actions as required.
7. Assume responsibility for productivity of subcontractors, efficient use of materials and equipment, and contractual performance of the project.
8. Perform additional assignments per supervisor’s direction.
9. Assist in resolving construction problems (lack of productivity, work interfaces, etc.) as required.
10. Design- build coordination review.
11. Ownership, updating and distribution of project schedule.
Submittals-review for conformance, track and take ownership of all projects submittals
1. Assist with bidding projects & issuing subcontractors.
2. Post job review, final walk through and close out job.
3. Perform additional assignments per owner direction.
Estimator:
Your position will require you to be involved in the estimating process. This will require you to perform takeoffs, study plans, find scopes of work, and collect estimates and quotes from vendors and sub-contractors, estimate, man-hours needed to perform work. To efficiently create estimates you will be expected to become proficient in using AAA Development, Inc. estimating spreadsheet.
Onsite Management
The position at AAA Development, Inc. will include on site management of projects, employees and sub-contractors. You will be in charge of site conditions, site cleanup, quality control, scheduling of workers, safety meetings, project safety and management of day-to-day obstacles that arise at ongoing projects. You will assist in on site conflict resolution. You will continually work to achieve a positive and a safe environment at each project. There will also be times that you will be required to teach and help AAA Development, Inc. employees to learn new skills. Physical tasks may be required as securing and delivering materials, transporting equipment and vehicles, hauling trash and materials, operating equipment and assisting in actual installation.
Skills, Knowledge, Qualifications and Experience Requirements:
Minimum of 4 years’ construction management, supervision experience in commercial and residential construction. Thorough knowledge of all aspects of construction (technology, equipment, methods): contract agreements, jurisdiction, negotiations, engineering, cost control schedules and safety required., excellent communication, organizational and supervisory skills essential. Advanced understanding of construction scheduling, cost control and ability to control and supervise large groups essential.
Expected Work Load:
The position with AAA Development, Inc. will require a large amount of driving. Average hours of work would be 40-50 hours per week. This excludes up to 45-90 minute commute to your first location and 45-90 minute commute home. Our goal at AAA Development, Inc. is to have everyone fairly compensated with a suitable workload.
Compensation:
We are prepared to compensate you with an annual salary commensurate to your qualifications and experience. We currently utilize a payroll system that pays every two weeks. Employees have the choice of a paper check or direct deposit.
Superintendent/Project Manager will be provided with a company tablet equipped with WIFI service, you will be expected to use this tablet for AAA Development, Inc. tasks only. If you resign or are terminated, you will be expected to return the tablet.
You will be reimbursed for mileage for use of your vehicle during work hours on the 1st day of each new month. A mileage log must be submitted for reimbursement.
