1 North Shore Condominium Association: General Manager

Reports To
The General Manager will report to the President of the Board of Directors.

Job Summary
The General Manager assists the Board of Directors to ensure that the 1 North Shore Homeowner community of 203 units and commercial tenants enjoy the 1NS lifestyle of a pristine, successful, highly respected, and sought-after community. Effective and efficient management of all common areas and responsibilities is experienced due to our well-defined governing structure.

Responsibilities and Duties
Responsibilities may vary significantly from day to day or week to week, but the list of likely responsibilities is below:

  • Provide prompt, professional responses and follow-through regarding homeowner inquiries, problems, and complaints.
  • Coordinates with vendors and contractors for all services and repairs to the property.Prepares contracts, obtains Certificate of Insurance, and maintains a preferred Vendor list.
  • Obtain bids for capital improvement projects planned by the Board of Directors.Implements plan as directed by the Board of Directors.
  • Implements 1 North Shore accounts payable policy with a review of invoices and submission using the accounting services software. Meets with accounting services weekly.
  • Manages building access control systems, camera surveillance, key fob system, visitor and vendor passes.
  • Interacts with realtors and title companies for information on buying and selling a unit.
  • Establishes a relationship with Commercial tenants and Commercial Space for integrated services.
  • Provides HOA weekly written communications of maintenance performed, rules, and reminders of events using the HOA portal. Day-to-day communications are done as needed for interruptions or out-of-service issues. (i.e., elevators, gates) and emergency weather conditions.
  • Supervises and staffs front desk personnel and provide training and support for office software and procedures.
  • Enters all time cards for 1NS personnel bi weekly to the payroll service company for processing paychecks
  • Supervises and coordinates daily with Maintenance Supervisor for all the building's maintenance, security, housekeeping, and repair needs.
  • Assists the Board of Directors taking minutes at monthly Board Meetings. Publishes minutes and maintains all property documents related to HOA management (Board activities and minutes, committee minutes, financial reports)

Qualifications

Minium of 2 years college education
Business or Property Management experience: 3 years preferred
Must have excellent personal and organizational skills
Must be team-oriented and possess an upbeat/can-do attitude.
Strong verbal and written communication skills
Must be able to prioritize multiple deadlines in an efficient manner
Proficient in Microsoft Office (Word, Excel). Experience with property management accounting software is a plus.

Salary
$ 52,000 -$58,000 a year, depending on experience, hours

Shift and Schedule
Provide on-site management services to homeowners between the hours of 9 a.m. - 5 pm. Monday thru Friday (possibly half day on Saturdays when needed). Some hours may be done remotely. Hours may be flexible from 32-40 hours, depending on the negotiation.
